An old Charleston house rarely tells you everything at once. Some renovation costs are genuinely unknowable until walls open. Most are not. They are knowable, and were simply never priced. Floodplain thresholds, lead and asbestos requirements, review calendars, structural capacity: all of it can be established before a contract is signed. A look at which costs deserve a contingency, and which deserve better work up front.
