where we build
luxury custom homes across the lowcountry
CopeGrand specializes in custom home building, luxury renovations, and historic restorations throughout Charleston and the surrounding coastal communities. While much of our work is concentrated on Kiawah Island, Seabrook Island, Johns Island, the Charleston Peninsula, Folly Beach, and Isle of Palms, our experience extends into other Lowcountry areas as well, including James Island, Meggett, Hollywood, and select waterfront, rural, and coastal properties.
Each location brings its own considerations, from flood zones, soil conditions, and drainage to architectural review requirements, historic guidelines, coastal exposure, site access, and long-term performance. Our role is to help clients understand the realities of building in these places and move forward with clarity, confidence, and the right team.
Where We Build Most Often
Private, highly regulated, and architecturally distinct, Kiawah requires a careful understanding of ARB expectations, coastal conditions, and the level of discretion many clients value.
Folly Beach homes require a strong understanding of coastal exposure, flood requirements, second-row and oceanfront conditions, and the realities of building in a beach environment.
From oceanfront homes to quiet island retreats, building on Seabrook requires thoughtful planning around coastal exposure, review processes, and long-term durability.
Historic homes, tight sites, BAR requirements, and established neighborhoods make building or restoring on the Peninsula a highly detailed process.
Known for riverfront properties, estate settings, and established communities, Johns Island offers homesites that require attention to land, access, drainage, and site conditions.
Isle of Palms projects require thoughtful planning around elevation, site constraints, salt air, storm exposure, and lasting coastal home performance over time.
