Set directly along the ocean on Folly Beach, this once-dilapidated home was carefully transformed into a contemporary coastal retreat designed to become a lasting family legacy. With Mitchell Studio guiding the architectural restoration, CopeGrand was involved from the earliest concepts and building plans through approvals and construction, bringing clarity to a complex renovation shaped by extensive deterioration, termite damage, and the demands of a beachfront environment.

Every decision was made with longevity in mind. Materials and systems were selected to withstand salt air, heat, humidity, and corrosion while reducing long-term maintenance. By addressing current building requirements during pre-construction, the team was able to preserve the home’s character while preparing it for generations of coastal living.

Inside, the main living area is defined by a custom diamond-pattern coffered ceiling that adds architectural interest while connecting the open floor plan to the kitchen’s walnut cabinetry. Polished, high-gloss finishes reflect natural light throughout the day, creating interiors that feel both refined and relaxed.

Thoughtful customization continues beneath the staircase, where an otherwise overlooked space was transformed into a distinctive feature for entertaining. The result is a beachfront home that feels personal, enduring, and entirely suited to the way this family wants to gather, host, and experience Folly Beach.
